Welcome to OpenHouse.pk (“OpenHouse,” “we,” “us,” or “our”). These Terms of Service (“Terms”) govern your access to and use of the OpenHouse.pk website, listings, tools, and related services (together, the “Platform”). By using the Platform, you agree to these Terms. If you do not agree, please do not use the Platform.
1. Who we are
OpenHouse.pk is a property information and verification platform operating in Lahore, Pakistan. We physically inspect listings, photograph properties, and reverify information on a recurring basis to improve trust and reduce fake listings. OpenHouse is an information and facilitation platform — we are not a party to any sale, lease, or transfer agreement between a buyer and a seller.
2. Eligibility
You must be at least 18 years old and legally able to enter into a binding contract under the laws of Pakistan to use the Platform. By using the Platform you represent that you meet these requirements.
3. Property information & verification
We take reasonable steps to verify the listings we publish, including on-site inspection and periodic reverification. However, property details (including pricing, dimensions in marla/kanal, ownership, possession, and legal status) are provided by sellers, agents, or owners and may change. Verification indicates that our team inspected the property on a stated date — it is not a legal guarantee of title, value, or fitness. You are responsible for conducting your own due diligence, including independent legal and title verification, before entering into any transaction.
4. Submitting a property
If you submit a property for listing or sale, you confirm that you are the owner or are authorised to act on the owner's behalf, and that the information you provide is accurate. You grant OpenHouse permission to contact you, inspect and photograph the property, and publish the verified listing on the Platform. We may decline, edit, or remove any submission at our discretion.
5. Acceptable use
You agree not to:
- Submit false, misleading, fraudulent, or duplicate listings or inquiries.
- Use the Platform for any unlawful purpose or in violation of Pakistani law, including the Prevention of Electronic Crimes Act (PECA), 2016.
- Scrape, harvest, or copy listings, photos, or data without our written permission.
- Attempt to gain unauthorised access to the Platform, other users' accounts, or our systems.
- Harass, abuse, or impersonate any person, including OpenHouse staff or other users.
6. No professional advice
Content on the Platform — including the Knowledge Hub, calculators, and market figures — is for general information only and does not constitute legal, financial, tax, or investment advice. Tools such as the transfer-cost calculator provide estimates and may not reflect the exact fees, taxes, or charges that apply to your transaction. Always confirm figures with the relevant authority and a qualified professional.
7. Third parties
Transactions, negotiations, and agreements are strictly between buyers and sellers. OpenHouse is not responsible for the conduct, representations, or obligations of any buyer, seller, agent, developer, or other third party. Any links to third-party sites or services are provided for convenience and are not endorsements.
8. Intellectual property
The Platform, including its design, logo, photographs taken by our team, text, and software, is owned by OpenHouse and protected by applicable laws. You may not reproduce or reuse our content without permission.
9. Limitation of liability
To the maximum extent permitted by law, OpenHouse is not liable for any indirect, incidental, or consequential losses arising from your use of the Platform, from reliance on any listing or information, or from any transaction you enter into. The Platform is provided “as is” without warranties of any kind.
10. Changes to these Terms
We may update these Terms from time to time. The “Last updated” date above reflects the latest version. Continued use of the Platform after changes means you accept the updated Terms.
11. Governing law
These Terms are governed by the laws of Pakistan. Any dispute arising from these Terms or your use of the Platform is subject to the exclusive jurisdiction of the courts of Lahore, Punjab.
